Press Release – Trade Me PropertyNationally, the average asking price fell around $11,000 (1. 3%) from May to $823,300. The dip was closely mirrored by market activity, as new listings dropped 11 per cent, and demand, measured by searches, fell 14 per cent month-on-month. The start of winter has brought a seasonal chill to the New Zealand property market, with prices, listings, and search activity all cooling in June, according to the latest Trade Me Property Price Report. Nationally, the average asking price fell around $11,000 (1. 3%) from May to $823,300. The dip was closely mirrored by market activity, as new listings dropped 11 per cent, and demand, measured by searches, fell 14 per cent month-on-month. Trade Me Property Customer Director Gavin Lloyd says the numbers are predictable for this time of year, reflecting a seasonal market script. “Its fairly typical for the property market to shift down a gear or two as the temperature drops. “However, the annual picture tells a story of longer-term stability. Compared to June last year, the national average price is flat, while new listings and demand are both up around 6 per cent suggesting the foundational demand is still there. ”Photo/Supplied. Tāmaki Makaurau falls below $1 million for the first time this yearAuckland saw the average asking price fall 1. 2 per cent from May to $992,700, marking the first time this year prices have dipped below the million dollar average. “We saw this exact scenario play out in June 2025, and while the pattern may be predictable, prices in Auckland remain flat (0. 3%) year-on-year which is reassuring. ”Pōneke saw a 3. 8 per cent month-on-month decline to sit at $736,800, the lowest year to date, and down $20,000 or 2. 7 per cent on June 2025. Canterbury remained relatively flat, with a 0. 3 per cent monthly uptick to $723,800, but up close to 5 per cent year-on-year. “For buyers currently active in Auckland or Wellington, this easing of prices, combined with healthier stock levels compared to a year ago, provides a great window of opportunity to negotiate with less competition in the market. ”Northland heats up while major cities chillWhile the national average cooled, Northland defied the early winter slump. Affectionately referred to as the Winterless North, the region recorded a near 8 per cent increase in the average asking price from May, and annual growth of more than 9 per cent. “Smaller regional markets like Northland can experience sharper, sudden jumps based on the specific make up of properties, and the volume however these increases do stand out comparative to the performance of other, similar-sized regions. ”Content Sourced fromscoop. co. nzOriginal url
